They were punctual and did a very professional job. Anything they dug up, they filled. They left the work area cleaner than they found it. I ended up getting 4 quotes and they had the best price. Our 18-year-old hot water system failed unexpectedly just before we went overseas. Even though it was late at night, Sam responded straight away, talked me through what to check, and arranged to come out the very next morning.

Water stored in a hot water system is deliberately kept hot enough to suppress bacterial growth in the tank. That temperature is higher than is safe to deliver directly to a bathroom outlet. The device that resolves this is a tempering valve or a thermostatic mixing valve, which blends hot and cold to limit what reaches the tap.

Australian requirements set a maximum delivery temperature for bathroom outlets, with a lower limit in settings used by young children, older adults and people with disability, because those groups burn at lower temperatures and in less time.

These valves are mechanical and they do fail. The symptom is water arriving hotter than it should, or temperature that fluctuates rather than holding steady. Neither should be treated as a quirk of the system.

If water at a bathroom outlet is uncomfortably hot to the touch, that is worth acting on rather than adjusting around.

If a hot water system is leaking, making unusual noises, or delivering water hot enough to scald, switch it off at the isolation point if you can do so safely and call a licensed plumber. Tempering valves and pressure relief valves are not do it yourself items, and a failed relief valve can be dangerous.

Does this work need a licensed plumber?

For most of it, yes. Plumbing, drainage and gas fitting are licensed trades in New South Wales. Simple household tasks such as changing a tap washer are generally fine to do yourself. Will I know the cost before work starts?

Why is the water in my hot water tank hotter than what comes out the tap?

The shower has become too hot and I have not changed anything. Why?

A tempering or thermostatic mixing valve that is failing will stop limiting the temperature correctly, which is exactly this symptom. It is a mechanical component with a service life. Because the risk is scalding rather than inconvenience, it should be checked promptly.

Can I just turn the thermostat on the hot water unit down instead?

That is not the right solution. Storage temperature is set where it is for a reason, and lowering it to control delivery temperature creates a different problem. The correct approach is a properly functioning tempering or mixing valve controlling what reaches the outlet.
