Condensation forms when a cold surface meets warmer, humid air. Cold water pipes and cisterns do this readily in humid weather, and the result looks convincingly like a slow leak: a persistently damp pipe, drips beneath it, and a wet patch on the floor. The distinguishing feature is that condensation appears on the outside of the pipe along its length rather than at a joint, and it varies with the weather.
We Do It All!
For a burst pipe or a serious leak, turn the water off at the mains tap before you call. If water is anywhere near power points, the switchboard or light fittings, stay clear and treat it as an electrical hazard. Do not enter standing water in a room with live power.
