Three suburbs in one, plumbed by one team
A cafe with a blocked floor waste, a unit with water coming through the ceiling, a 1955 brick home with no hot water. Same suburb, same day, three different jobs. This is how we handle each. Businesses on the strip: For food businesses a drain problem is a trading problem. Our drain team clears grease and waste blockages with high-pressure jetting, services fixtures and grease arrestors, and books preventative maintenance before opening or after close. Camera inspections find the recurring trouble spots so you stop paying for the same blockage twice. Units and the hospital precinct: The blocks around Caringbah's hospital end see steady tenant turnover and hard-working plumbing. We repair burst flexible hoses, replace unit hot water systems in tight cupboards, clear shared stacks and provide strata managers with written reports and direct invoicing. Small landlords get the same service on single units. The brick streets: Post-war Caringbah homes are at the age where original pipework retires itself: galvanised water lines choking pressure, earthenware sewers cracking at the joints, hot water systems on their last winters. We replace hot water systems, repair sewer lines with no-dig relining, sort taps and fittings, and handle gas fitting including gas hot water changeovers. When it cannot wait: A burst pipe in a shop ceiling or a sewer backing up into a unit block laundry gets the emergency team, any hour, every day of the year.
Fixed prices from the strip to the side streets
Caringbah does not have time for vague quotes. The price is set before the work starts, the vans are stocked to finish most jobs in one visit, and the workmanship carries a written guarantee whether the client is a strata manager, a shop owner or a household. We cover Caringbah and the whole Sutherland Shire. Call (02) 9099 9138.

PROUDLY SERVING CARINGBAH & SURROUNDING SUBURBS
Caringbah plumbing, asked and answered
From shop drains to unit stacks to old brick homes, the questions we hear most in Caringbah.
Our cafe's floor waste smells and drains slowly. What is going on?
Almost certainly grease. It cools, coats the pipe and narrows it until water backs up, and the smell is the trap struggling. Jetting strips the line back to clean pipe, and from there the fix is management: a serviced grease arrestor, strainers at the sinks and a maintenance interval that suits your volume. We can do the clean outside trading hours so you never close for it.
Who is responsible when the shared stack blocks in our unit block?
The stack is common property, so clearing and repairing it is the owners corporation’s job, while pipework serving a single unit belongs to that owner. Confusion between the two wastes weeks. When we attend we identify exactly where the fault sits, clear it, and put the location in writing so strata and owners each know where they stand.
Is it worth replacing the galvanised pipes in a 1950s Caringbah home?
If your water runs rusty after holidays, pressure has faded over the years, or you can see corrosion at the joints, the pipe is telling you its age. Replacement restores pressure and water quality in one step. It can be staged, worst runs first, and if you are renovating we do it while walls are open, which roughly halves the disruption.
A unit above ours is leaking into our ceiling. What should happen first?
Contain what you can, photograph the damage, and get the water isolated: the unit above’s valves if accessible, or the riser if not. Then the source needs finding quickly, because ceilings hide the spread. We locate the failed pipe or hose, repair it, and write up cause and location so the strata manager and both insurers have what they need without argument.
Can you service several rental units for us on one arrangement?
We already do this for Caringbah landlords and strata managers: a standing arrangement where tenants report faults, we attend within an agreed window, and the owner gets one predictable invoice stream and a written record per job. It suits the hospital-precinct blocks especially, where tenancy turnover means plumbing gets used hard and reported late.
